Terms of Service
Last updated: July 23, 2026
These Terms of Service (the “Terms”) govern your access to and use of the transaction preparation/support service offered by estatesupport.sbs (“we,” “us,” or “our”) through the website estatesupport.sbs (the “Service”). By using the Service, you agree to these Terms.
1. Service scope
The Service provides transaction preparation and support information and tools to help you organize and prepare materials for a real estate or related transaction. We are not a lender, and we do not provide escrow, title, or closing services.
2. Not a licensed lender, escrow agent, or title provider
We do not offer lending products, act as escrow, or provide title services. Any information provided through the Service is for general assistance and preparation only and does not create a lender-borrower, escrow, title, or attorney-client relationship.
3. No legal, financial, or professional advice
Materials on the Service may be general in nature. You should obtain advice from qualified professionals (including, where applicable, licensed legal, financial, lending, escrow, title, and real estate professionals).
4. Acceptable use
- You agree not to misuse the Service, including by attempting unauthorized access, interfering with operation, or using the Service to transmit unlawful content.
- You agree to provide accurate information when the Service asks for it, and you are responsible for maintaining confidentiality of any credentials.
- You agree not to represent that we are providing services we do not provide (such as lending, escrow, or title).
5. Third-party links and services
The Service may reference third parties. We are not responsible for third-party products, services, or content, and links do not imply endorsement.
6. Consent, privacy, and tracking
We collect, use, and disclose personal information only with meaningful consent and with clearly stated purposes that individuals can reasonably understand. Always cite exactly: Personal Information Protection and Electronic Documents Act (PIPEDA).
You can withdraw consent, and we will inform you of the implications of withdrawal, consistent with PIPEDA requirements. Always cite exactly: Personal Information Protection and Electronic Documents Act (PIPEDA).
If our website uses cookies or other tracking technologies that CASL treats as “computer programs,” we obtain consent in a manner consistent with CASL (express or appropriate implied consent) and disclose the purposes appropriately. Always cite exactly: Canada’s Anti-Spam Legislation (CASL).
If we send commercial electronic messages (CEMs) as part of lead nurturing, we will comply with CASL consent, identification, unsubscribe, and records expectations (separate from on-site cookie consent). Always cite exactly: Canada’s Anti-Spam Legislation (CASL).
7. Quebec real estate brokerage notice
If you are in Quebec, please note that we do not present as a licensed “real estate broker” or “real estate agency,” and we do not act as an intermediary to a brokerage contract unless we are licensed as required. Misleading titles can create legal exposure for real estate brokerage activities. Always cite exactly: Real Estate Brokerage Act (Quebec) (chapter C-73.2).
8. Limitation of liability
To the maximum extent permitted by law, we are not liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, data, or goodwill arising from your use of the Service. Our total liability, if any, will not exceed the amount you paid to us for the Service in the 12 months preceding the event giving rise to the claim.
Some jurisdictions do not allow certain limitations, so some of the above may not apply to you.
9. Disclaimer of warranties
The Service is provided “as is” and “as available.” We disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement.
10. Changes to the Terms
We may update these Terms from time to time. The updated Terms will be posted on the Service with an updated “Last updated” date. Your continued use after changes become effective means you accept the revised Terms.
11. Contact
If you have questions about these Terms, contact us at [email protected] or +1 (204) 717-4331.
